House Plan Modifications
Yes, every house plan from Max House Plans can be modified. Common changes include resizing rooms, adjusting bedroom count, changing foundation types, altering exterior styles, and reconfiguring porches and outdoor spaces. Modifications are handled entirely by our in-house design team — the same family that designed the original plans. Pricing ranges from $350 for minor tweaks to $2,500 for extensive changes, with most modifications falling between $500 and $1,500. Typical turnaround is 3—4 weeks, and we always provide a quote before starting work.
How Do House Plan Modifications Work?
Five simple steps from your idea to your customized plan.
Choose Your Base Plan
Browse our collection and select the plan that most closely fits your needs. It doesn't have to be perfect — even plans that are 70—80% right make excellent starting points for modifications.
Describe Your Changes
Call us at (770) 301-4214, email us, or fill out the modification request form below. Be as detailed as possible — written lists and hand-drawn sketches help us give you the most accurate quote.
Receive a Quote
Our team will review your request and contact you with a modification cost estimate and timeline. We quote before starting — no surprises. Minor changes may be as low as $350; more detailed modifications typically range up to $2,500.
Review Study Sets
After purchasing your base plan, we add you to the modification schedule. As we work, we'll send you study sets to review before the plans are finalized. This ensures the changes are exactly what you envisioned.
Receive Final Plans
The completed modified plans are delivered via email in PDF or CAD format with printing instructions. The final set includes all standard deliverables — floor plans, elevations, foundation, roof framing, and materials list — with your modifications incorporated.
What Modifications Can Be Made to a House Plan?
Nearly any change is possible. Here are the most requested modifications with typical pricing ranges.
Room Size Changes
Enlarge or reduce bedrooms, bathrooms, living spaces, or garages to fit your family's needs and your lot dimensions.
Bedroom Count
Add, remove, or reconfigure bedrooms. Convert a bedroom to an office, or split a bonus room into two bedrooms.
Foundation Type
Convert between walkout basement, daylight basement, crawlspace, or slab foundation to match your lot conditions.
Exterior Style
Change siding materials, roof pitch, window styles, or exterior detailing. Switch from stone-and-wood to board-and-batten, for example.
Porch & Outdoor Spaces
Add, remove, or resize covered porches, screened rooms, decks, and outdoor living areas.
Garage Modifications
Change from attached to detached, add bays, resize, or add a bonus room above the garage.
Kitchen & Bath Layout
Reconfigure kitchen island placement, add pantry space, resize bathrooms, or relocate fixtures.
Roof & Ceiling Changes
Adjust roof pitches, add dormers, vault a ceiling, or change the roofline to suit your aesthetic or lot requirements.
Pricing note: These ranges are estimates. Actual cost depends on the specific plan and scope of changes. We always provide a firm quote before starting work. More complex modifications — such as adding a wing, changing structural systems, or combining elements from multiple plans — are quoted individually. Call us for a free consultation.
Why Modify With the Original Designers?
When you modify a plan with Max House Plans, you're working with the family that designed it. We know every room, every beam, every roofline — because we drew them and we've built them. That means modifications are faster, more accurate, and less likely to create downstream construction issues than if you took the plan to an outside architect who's seeing it for the first time.
We've modified our plans hundreds of times across decades of work. We know which walls are load-bearing, which changes affect the roof structure, and how to adjust a floor plan without disrupting the flow that makes the design work. That experience means your modification will be done right the first time.
- We designed every plan in-house — we know them inside out
- 35+ years of construction experience informs every change
- Faster turnaround than working with a local architect
- Lower cost because there's no learning curve on the plans
- Study sets for review before finalization
“The most common modification mistake people make is changing a floor plan without understanding what’s above it. Move a wall on the main level and you might be removing support for a ridge beam on the second floor. Because we’ve framed these homes ourselves, we catch those issues immediately. When we modify a plan, we think in three dimensions — not just on a flat floor plan.”
— Max Fulbright, Founder & Lead Designer
Alternative: CAD File Option
Prefer to work with a local architect? Purchase the CAD file version of any plan for $300—$500 above the PDF price. The .dwg file is fully editable in AutoCAD or compatible software, allowing any licensed professional to make modifications directly.

Yes. If you prefer to have modifications done locally, you can purchase the CAD file version of the plan and work with a local architect or designer. The CAD file is fully editable.
