Common changes include resizing rooms, adjusting bedroom count, changing foundation types, altering exterior styles, and reconfiguring porches and outdoor spaces. Modifications are handled entirely by our in-house design team — the same family that designed the original plans. Pricing ranges from $350 for minor tweaks to $2,500 for extensive changes, with most modifications falling between $500 and $1,500. Typical turnaround is 3—4 weeks, and we always provide a quote before starting work.

Browse our collection and select the plan that most closely fits your needs. It doesn't have to be perfect — even plans that are 70—80% right make excellent starting points for modifications.

Receive a Quote

Our team will review your request and contact you with a modification cost estimate and timeline. We quote before starting — no surprises. Minor changes may be as low as $350; more detailed modifications typically range up to $2,500.

Review Study Sets

After purchasing your base plan, we add you to the modification schedule. As we work, we'll send you study sets to review before the plans are finalized. This ensures the changes are exactly what you envisioned.

Receive Final Plans

The completed modified plans are delivered via email in PDF or CAD format with printing instructions. The final set includes all standard deliverables — floor plans, elevations, foundation, roof framing, and materials list — with your modifications incorporated.

What Modifications Can Be Made to a House Plan?

Nearly any change is possible. Here are the most requested modifications with typical pricing ranges.

Room Size Changes

Enlarge or reduce bedrooms, bathrooms, living spaces, or garages to fit your family's needs and your lot dimensions.

Bedroom Count

Add, remove, or reconfigure bedrooms. Convert a bedroom to an office, or split a bonus room into two bedrooms.

Foundation Type

Convert between walkout basement, daylight basement, crawlspace, or slab foundation to match your lot conditions.

Exterior Style

Change siding materials, roof pitch, window styles, or exterior detailing. Switch from stone-and-wood to board-and-batten, for example.

Porch & Outdoor Spaces

Add, remove, or resize covered porches, screened rooms, decks, and outdoor living areas.

Garage Modifications

Change from attached to detached, add bays, resize, or add a bonus room above the garage.
